L’immobile si trova al 2º piano di un edificio senza ascensore; tuttavia, l’appartamento offre un elevato livello di comfort e qualità. Le finestre in PVC a 6 camere con doppi vetri garantiscono un’ottima protezione termica e acustica, creando un ambiente tranquillo e confortevole.
L’appartamento è stato completamente ristrutturato, quindi tutti gli impianti sanitari, i mobili e gli elettrodomestici sono nuovi. Gli arredi includono un armadio, una cucina dotata di piano cottura a induzione e di tutti gli utensili necessari, un tavolo e una sedia. CONDIZIONI D'AFFITTO
La cauzione verrà restituita prima della partenza: metà trenta giorni prima del check-out, una volta effettuato il pagamento dell’ultimo canone di affitto, e la restante metà il giorno della partenza.
I costi complessivi da corrispondere al proprietario sono il canone di affitto, più un importo forfettario mensile di 120 euro, destinato a coprire in modo omnicomprensivo le spese condominiali e le utenze. È inoltre prevista una spesa una tantum di 125 euro per la registrazione del contratto di affitto.
Pertanto, ogni mese l’inquilino dovrà versare il canone di affitto più 120 euro di spese forfettarie.
Le utenze e i servizi sono inclusi, nel rispetto di un uso ragionevole. Per l’elettricità, è considerato ragionevole un consumo medio mensile fino a 200 kWh. Eventuali consumi superiori potranno essere addebitati separatamente, in base al costo per kWh indicato nella bolletta ufficiale. It comes furnished with a wardrobe, a kitchen equipped with an induction hob and all necessary utensils, a table, and a chair. There is also a balcony furnished with a bistro set, ideal for enjoying relaxing moments outdoors. Bed linen, towels, and a hairdryer are also provided. Appliances include a microwave, washing machine, drying rack, double-door fridge, and an air conditioner that can also be used for heating, ensuring comfort throughout the year, even though winters are generally quite mild.

DESCRIPTION OF THE AREA
The studio is located on Via Gregorio Rosario and benefits from a very convenient and well-connected location. From the main entrance of the building, the tram terminal is visible, making it especially easy and practical to get around the city.

RENTAL CONDITIONS
The deposit will be refunded before departure: half thirty days before check-out, once the final rent payment has been made, and the remaining half on the day of departure.
The total amounts payable to the landlord are the monthly rent, plus a €120 monthly flat-rate fee, which is an all-inclusive contribution covering condominium fees and utilities. There is also a one-off €120 fee for the registration of the rental contract.
Therefore, each month the tenant will pay the rent plus €120 in flat-rate expenses.
Utilities and facilities are included, subject to fair use. For electricity, an average monthly consumption of up to 200 kWh is considered reasonable. Any excess consumption may be charged separately, based on the cost per kWh shown on the official bill. The meter is located outside the door and can be checked at any time.
