Traditional country house to restore with vineyard and olive trees in the beautiful countryside of Loreto Aprutino.

The house enjoys the most stunning views and has a new approved permit by Loreto Aprutino Commune for reconstruction prepared by local architect. The plans are included in the sale.

The house is surrounded by about 4 hectares of land with vineyard and ancient olive trees. The farm was revitalized through 2020-2022 and is in the excellent condition both, olive trees as well as vines.

The Vineyard has a total area of 0,65 ha. Which consist of 1/3 Trebbiano, white wine and 2/3 Montepulciano, red wine. All DOC which was obtained last year. Average harvest is about 18 tons of grapes. Documentation is prepared to expand the vineyard to about 2,5 ha.
The land consists of 3,8 hectars with 660 ancient olive trees. The regular harvest is about 1500 kg of olives.
The daily operations on the farm are managed by specialized company with all certificates necessary to operate and manage the farm.

LOCATION:
Loreto Aprutino is one of the most picturesque hilltop towns in Abruzzo.
It is typically medieval with historical architecture. There are churches, museums, and the famous "Castello Chiola" now a 5 star hotel.
There are all sorts of shops, bars and restaurants and a weekly market selling local products every Thursday.
There is a public bus service every hour from Loreto to Pescara and the beach.
It is a very nice place for both, to live all year round of for making beautiful holidays.

The beach is reachable in 20 minsutes drive as well as the Pescara International Airport. The nearest ski resort is Passo Lanciano reachable in 1 hour.
